We discuss preparation at the assessment. Any required electrical, water or other utility disconnections must be handled by an appropriate professional before demolition.
What is left when the structure is gone?
Your quote specifies what is removed and what remains. Soil restoration, pad removal or repairs are separate work unless explicitly included.
